A proposal to convert the former Wingham Masonic Hall into housing has cleared a key hurdle at North Huron council.
Council voted unanimously to support an official plan amendment and zoning change that would allow the building at 241 Centre Street to be converted into a two-unit residential property.
Applicant Lynn Hainer says the project is rooted in long-term planning for her family, particularly her son, who has complex needs.
"This process for our family started many, many years ago," Hainer said. "We knew when he started high school that we really needed to start thinking about his future and what that looked like."
The plan would see the existing structure retrofitted into an accessible living space, with one unit designed to support her son’s needs, including space for caregivers, and a second unit on the upper floor.
Hainer says the building stood out as a strong fit because of its layout and accessibility potential.
"When you go into the lodge, it’s only one small step...and that gives us a great space to create a fully accessible living area," she said.
The proposal aligns with provincial and local planning policies that encourage intensification and the use of existing buildings to expand housing options, including accessible and supportive housing.
Support letters were also submitted during the process, including from United Way Perth-Huron and Community Living St. Marys and Area.
While council approval marks an important step, the project must still be approved by Huron County and pass a standard appeal period before construction can begin.
Hainer says interior renovations will make up most of the work, with only modest exterior changes planned.
"From the outside, the main things people will notice are updated windows and a driveway," she said, adding the goal is to keep the building in character with the neighbourhood.
She says the response from the community so far has been encouraging.
"There was a lot of great immediate support...and that just warmed my heart," Hainer said. "We’re looking forward to becoming part of the community."
