July housing sales flat in Windsor-Essex

The summer months can be slow for realtors. Many would-be buyers and sellers are on vacation, and last month was no different.

Housing sales dipped 2.4 per cent from June but didn't change compared to July 2023. A total of 467 properties changed hands last month, the same number that sold one year ago.

Between January 1 and July 31, sales dipped 2.32 per cent compared to the same period in 2023.

In what could be a sign of what to expect in August and September, market activity jumped 20.65 per cent last month compared to July 2023. For sale signs went up on 1,291 properties compared to 1,070 last year.

So far this year, market activity has grown by 10.96 per cent.

The Windsor Essex County Association of Realtors said it had 1,911 properties available when it released its statistics for July.

For those selling their home, there was an 8.15 per cent bump in the average price of a home in the region. It was $599,248 in July 2024, compared to $554,081.

Average prices have nudged upward 1.02 per cent so far this year.
