November housing starts jump over 100 per cent in Windsor

After a couple of lackluster months, housing starts in Windsor recovered in a big way in November.

According to the Canada Mortgage and Housing Corporation, the seasonally adjusted annual rate for total housing starts last month was up 105 per cent.

The CMHC uses a seasonally adjusted annual rate to smooth out variations in the data. It provides a clearer picture of emerging trends. It is calculated by taking the unseasonably adjusted rate, dividing it by the seasonability factor, and multiplying that by 12.

Thursday's report said single-detached home construction rose 31 per cent and 204 per cent for multi-unit projects over November 2021.

Using the same criteria, housing starts were flat across Canada and rose 12 per cent in Ontario.

Ground actually broke on 43 new single-detached homes in Windsor during November compared to 38 in the same month one year ago. For all other units, the number fell from 119 to 79, a drop of 34 per cent. When added together, total housing starts fell 22 per cent.

The CMHC reported a 66 per cent drop in SAAR housing starts in October and 22 per cent in September.
