Evaluating Your MPAC Assessment

By now all residents should have received their updated MPAC property assessments in the mail.

The average homeowner in Windsor will see their property increase 3% a year over the next four years. That's compared to an average 4.3% increase across the province.

But what does that mean for your property tax bill?

City Treasurer Joseph Mancina says if your property increase was around the average you may not see a big difference in your bill.

"To the extent that you're in the average range and assuming that the municipal levy isn't changing, and again that remains to be seen as part of the budgetary process, one should expect their taxes to be relatively the same," says Mancina.

He cautions other tax classes, and the four-year phase in of changed assessment values could have an effect on the overall tax rate.

If you think your assessment is incorrect Windsor residents have until December 6, 2016 to appeal their updated property assessment.

But Karen Russell with MPAC says residents should ask one simple question before making an appeal.

"Could you have sold your property for that amount on January 1, 2016? If there's any question about that I would just reconfirm and you can look at other properties as well and see how your property compares," says Russell.
