Piroli Group Developments is getting a conditional permit to move ahead with the first steps of a proposed $80-million condo project in Leamington.
Digging and other work can now begin on the site, although if residential zoning isn't eventually granted by the municipality, the land will have to be restored at the developer's expense.
"It's an educated risk," says Rob Piroli, owner of the development group. "When we go forward with a proposal, we get to a point where we're very satisfied in knowing the outcome should be favourable."
Piroli stresses the need of the conditional permit to get moving on the project.
"It's allowing us to get out of the gate quick enough so we can enclose this building before the winter months come, so that way we can work inside," says Piroli. "It's very, very critical."
Leamington's council is set to decide on residential zoning at its May 4 meeting.
The proposed development would see two six-storey condos and a retirement home built over three phases on land near Cherry Lane and Seacliff Dr.
