Sarnia-Lambton's real estate board president says the need for inventory is immense.
Steve Park expressed concern about listings while reporting another ten-year record high for sales in July.
183 properties worth nearly $53.7-million sold last month, which is a dollar volume increase of 36% over July 2016.
Park says sales continue to climb but listings continue to drop.
"The gap is continuing to widen," says Park. "Last month our sales were up 4% and yet our listings are down 19%. So, in the past it's been getting wider and wider and this was the biggest widening yet."
The highest number of residential sales was 40 in the $150,000 to $200,000 price range.
The average sale price so far this year is $262,000, compared to $230,000 last year.
