St. Clair Township has removed another hurdle for Nova Chemicals' proposed world scale polyethylene plant.
The Committee of Adjustment unanimously approved a request Monday to amend building height restrictions with no objections from the public in attendance.
Nova is aiming to build an up to $2-billion plant south of its existing site near Rokeby Line and Hwy 40.
The company will be permitted to build industrial structures, like flare stacks, of up to 93 m tall, up from the current restriction of 14 m.
The public was assured the amendments would only apply to those buildings and not the rest of the facility.
Provisions of the approval include a 153 m setback from the roadway, and tree cover and landscaping to buffer development from public view.
The committee notes the plant won't be unusually tall, and the buildings on site would be much lower than the flare stack.
Nova still requires further approvals before moving forward with the project. If all goes according to plan, the company could make its decision sometime after the first quarter of 2017.
