OLT approves Saugeen Shores subdivision draft plan

The Ontario Land Tribunal has overturned a decision by the Town of Saugeen Shores, approving a draft planning application for a subdivision along Market Street.

The Town did not approve the application for a subdivision consisting of 141 residential units as submitted, due to concerns including the watercourse on the site and stormwater management, tree protection, natural heritage, affordable and attainable housing, and traffic impacts.

However, 15 Market Street Corp appealed the decision, which was heard by the Tribunal on June 17.

During the process, several changes to the proposal were made and incorporated, so the development will now include 39 rental units, with approximately 50 percent designed as accessible. A condition also requires a minimum of 10 percent of units to be affordable.

There will also be an open space block transferred to the Town to connect to Nodwell Park, and improve the existing trail.

Finally, the both the Zoning and Draft Plan of Subdivision Approvals contain stormwater, watercourse, and fish habitat protections to ensure the developer meets the regulations of the Province, the Federal Government, and the Conservation Authority.

Ultimately, the OLT decision confirmed that the applications constitute good planning, have sufficient regard for matters of Provincial Interest, are consistent with the Provincial Planning Statement, and conform with the Town Official Plan and County Official Plan.

The subdivision will include 12 single detached lots and three four-storey apartment buildings, with a mix of one-, two-, and three-bedroom units.
