Number of homes for sale in CK hits 10-year high

The Chatham-Kent Association of Realtors (CKAR) is reporting that local home sales in August dipped compared to a year ago.

CKAR said 111 homes were sold last month, a decrease of 17.2 per cent from August 2024, a 15.1 per cent drop from the five-year average, and 20.1 per cent below the 10-year average for the month of August.

CKAR noted 838 homes have been sold over the first eight months of the year, a moderate decrease of 5.2 per cent from the same period in 2024.

The CK realtors association also reported that 533 homes were up for sale at the end of August, a gain of 15.1 per cent from the end of August 2024.

Active listings were 32.5 per cent above the five-year average and 53.6 per cent above the 10-year average for the month of August, reported CKAR.

CKAR President Barbara McCaughrin said buyers have more choice and negotiating power than they did before.

"Active listings haven't been this high in the month of August in a decade," said McCaughrin.

CKAR also noted the number of new listings declined by 19 per cent last month from August 2024 with 222 new homes going on the market in August 2025.

They added new listings were 7.2 per cent below the five-year average and 7.4 per cent above the 10-year average for the month of August.

"While August home sales came in lower than expected for this time of year, market conditions in our region continue to offer buyers more choice and negotiating power," McCaughrin said. "The number of newly listed properties eased from July, but the number of homes currently available is still well above the historical norm for August. As a result, our local market is full of opportunities for those ready to step in off the sidelines.”

The average price of CK homes sold in August 2025 was $420,127, an increase of 2.3 per cent from August 2024.

CKAR realtors had $46.6 million in home sales last month, according to the association, down by 15.2 per cent from the same month in 2024.
