Home sales in Chatham-Kent set new annual record

Home sales in Chatham-Kent last month jumped to the highest they have ever been for the month of November.

The Chatham-Kent Association of Realtors (CKAR) reported 154 homes were sold last month, which is a jump of 14.9 per cent from November of 2020. This also marks a new sales record for the month of November.

According to the association, the number of home sales was 27.7 per cent above the five-year average and 45.2 per cent above the 10-year average for the month of November.

On a year-to-date basis, home sales totaled a record 1,707 units sold over the first 11 months of the year. The CKAR said this was up sharply by 33.8 per cent from the same period last year.

The average price of a home sold in Chatham-Kent last month was $448,595, an increase of 34.9 per cent from a year ago.

"With just one month left to go we’ve already set a new annual sales record in 2021," said CKAR President Laura Tourangeau."One important difference between our market and many others in Southern Ontario is that we’ve seen a much-needed return of new listings, which has helped to satiate the unrelenting levels of demand out there among home buyers."

The association said the dollar value of homes sold last month was $69.1 million, which is a 55.1 per cent increase from this time last year. This also set a new record for the month of November.

The number of new listings last month also jumped by 28.8 per cent from November 2020. There were 170 new listings last month, which the association said was the largest number of new listings added in the month of November in two decades.

New listings were 34.7 per cent above the five-year average and 29.2 per cent above the 10-year average for the month.
