CK housing market keeps setting records for new listings, inventory

The number of homes going up for sale in Chatham-Kent (CK) last month set a new record for August.

The Chatham-Kent Association of Realtors (CKAR) said the 289 new residential listings added last month represented the largest number of new listings ever added in the month of August.

CKAR noted last month's new listings were a 30.8 per cent rise from August 2025, 16.1 per cent above the five-year average, and 32.1 per cent above the 10-year average for the month of August.

According to the association, the 584 homes on the market in CK at the end of August also marked the highest number of active listings in the month of August in more than a decade.

Active listings at the end of August were 10 per cent higher than the end of August 2025, 22.4 per cent above the five-year average, and 62.1 per cent above the 10- year average for the month of August, they noted.

Meantime, the average price of a home in CK is trending down. CKAR reported the price of a composite/single-family home was $403,200 last month, a decline of 4.1 per cent compared to August 2025.

CK realtors sold 109 homes last month, totaling $46.8 million, according to the realtors group.

They said last month's home sales declined by 1.8 per cent or two sales from August 2025, were 9 per cent below the five-year average, and 19.6 per cent below the 10-year average for the month of August.

CKAR also noted a total of 834 homes have been sold in CK over the first eight months of the year, down 0.5 per cent or four sales from the same period in 2025.

"Sales activity remained below average levels in August, while new listings continued on an upward trend. New supply has generally been rising since early 2024, along with the stock of available listings, as sellers look increasingly eager to try and move their properties," said CKAR President Carrie Patrick.
